Summary

We were called to address ongoing mouse activity reported in multiple areas of a detached home. Our team completed a staged approach involving inspection, exterior exclusion, and follow-up confirmation. The work was carried out over several visits between late winter and fall, with no weather-related limitations affecting access or repairs.

Background / Property Context

The structure was a two-storey detached house with wood siding, soffits, and an elevated deck. The property included multiple utility penetrations and exposed structural transitions typical of homes in wooded and rural environments.

Customer Concern

The homeowner reported seeing live mice inside the house in several locations and was concerned about continued activity despite seasonal changes.

Inspection & Findings

During the initial inspection, multiple exterior vulnerabilities were identified. These included gaps along the foundation line, openings around utility penetrations, and soffit gaps beneath the roofline. Evidence consistent with rodent activity was observed in lower structural areas, including droppings and accessible voids near the crawlspace and deck framing.

Cause Analysis

Mouse activity was attributed to the combination of multiple small exterior gaps and utility penetrations providing easy access into wall and floor voids. The home’s construction details and surrounding environment increased the likelihood of rodents locating and reusing these entry points over time.

Treatment / Removal

Mouse control was performed by a licensed exterminator in accordance with Ontario Ministry of the Environment guidelines. Tamper-resistant bait stations containing commercial-grade rodenticide were placed in identified high-activity areas. The treatment was designed to reduce the interior population while exclusion work was planned and completed.

Exclusion & Repairs

After quote approval, comprehensive exterior exclusion was completed, including:

  • Sealing thirty-two foundation gaps using mortar and galvanized steel mesh
  • Sealing two utility line penetrations with caulking and galvanized steel mesh
  • Installing a one-way rodent door beneath the roof soffit to allow rodents to exit without re-entry
  • Sealing approximately sixty-five soffit and wall gaps with exterior-grade caulking

Photos taken during this phase show galvanized screening installed along lower wall sections, deck framing, soffit junctions, and roofline transitions, all fastened securely to block rodent access.

Outcome & Confirmation

On the final visit, the homeowner reported no further mouse activity inside the house. A follow-up inspection confirmed that exclusion materials remained intact and no new entry points were observed. No additional rodent activity has been reported since completion of the work.
